A new BREEAM Excellent adventure play building in North London that will support local children and provide a range of community services.

The new building at Cornwallis Adventure Playground replaces an existing timber log cabin that had become unsafe and was no longer fit for purpose. Inadequate wheelchair user provisions, including a non-compliant ramp, meant the building was not fully accessible.

Set back from Cornwallis Road, with boarded-up windows and doors, the previous arrangement created a poorly lit area with reduced visibility at the front of the building, contributing to security issues and antisocial behaviour when the building was not in use.

Embodied and operational energy use have been considered when designing the new play building. Constructed from an efficient, lightweight steel and timber frame, the structure re-uses existing foundations, which have been extended to accommodate the enlarged footprint. Solar panels and an air source heat pump provide heating and hot water, whilst a super-insulated thermally efficient envelope will minimise heat loss and keep the building warm.

Extensive community engagement and consultation took place throughout the briefing and design process, with workshops providing an opportunity for local children and end-users to have their say and provide feedback on the designs for their new building. These events continued during construction, with presentations and Q&As delivered on-site to the children by the design team and main contractor.

Internally, the layout has been organised to offer flexibility and facilitate a range of activities, including hired use to help generate revenue for the site operator. An open-plan central space connects external play areas on either side of the building with large format glazing, helping to retain sight lines and ensure safeguarding.

A new street-facing entrance activates the front of the site, which has been reconfigured to provide complaint access and ensure the new building is fully accessible.

As part of LBI’s commitment to becoming a net-zero borough by 2030, the new building has been designed to meet BREEAM Excellent standards. A green roof will improve the site’s biodiversity and help minimise surface water discharge.
